Greater Groveland sales rose even as new listings slipped

Here is the number that matters most right now. The Real Estate Data Aggregator counted 165 pending sales across Greater Groveland, up 7.1% from a year before. Demand grew even though supply did not. That gap shapes what every seller and buyer should think about next.

The Real Estate Data Aggregator recorded 146 closed sales, up 9%. That is a real gain. At the same time, only 176 new listings came to market, down 2.8%. More buyers, fewer fresh choices. That is a quiet pressure on prices.

Nationally, the picture looked different. Realtor.com reported pending sales fell 0.2% year over year in August 2026. Greater Groveland moved the other way. That is worth knowing if you have been reading national headlines and feeling uncertain.

CNBC reported the average 30-year fixed mortgage rate surged to 7.22% in mid-September 2026. That is a real cost for buyers. Yet the Real Estate Data Aggregator still shows sales climbing here. Pricing carefully still matters.

ZIP 01830: the busiest market, but prices dipped a little

The Real Estate Data Aggregator counted 74 homes sold in ZIP 01830. That is the highest volume in Greater Groveland. The median sale price was $567,500, down 3% from a year before. Not every home sold fast: median days on market was 21 days, two days longer than last year.

The Real Estate Data Aggregator shows 51.4% of homes in ZIP 01830 sold above list price. That is down 12.6 points from a year before. Buyers here have a little more room than they did. Sellers should price with that in mind.

ZIP 01833: tight supply, steady prices

The Real Estate Data Aggregator counted only 1.3 months of supply in ZIP 01833. That is the tightest of any ZIP in Greater Groveland. The median sale price was $820,000, up 2.5% from a year before. Homes sold in a median of 18 days, two days quicker than last year.

The Real Estate Data Aggregator shows 67.7% of homes in ZIP 01833 sold above list price. New listings fell 26.3% from a year before, to just 28. When fewer homes come to market and buyers keep coming, that is a real constraint on choice.

ZIP 01834: more sales, lower median

The Real Estate Data Aggregator counted 26 homes sold in ZIP 01834, up 30% from a year before. That is a strong gain. The median sale price was $707,500, down 3.4%. So more homes sold, but at a slightly lower midpoint. That can happen when a wider mix of homes trades hands.

The Real Estate Data Aggregator shows 76.9% of homes in ZIP 01834 sold above list price. That share rose 11.9 points from a year before. Pending sales jumped 42.9%. The Real Estate Data Aggregator also shows 66.7% of homes went under contract within two weeks of listing, up 4.8 points.

ZIP 01985: the highest prices, and the biggest jump

The Real Estate Data Aggregator counted 15 homes sold in ZIP 01985, up 50% from a year before. The median sale price was $1,300,000, up 53.4%. Both are large moves. Small sample sizes can swing numbers like these, so read them as a signal, not a certainty.

The Real Estate Data Aggregator shows the average sale price in ZIP 01985 came in at exactly 100% of list price. That is down 1.6 points from a year before. Sellers here are getting their price, but not much more. Months of supply fell to 2 months, down 1.4 months from a year before.

What the national picture adds
